Do You Need a Mold Inspection? 7 Signs to Look For in Portugal

You need a mold inspection when mold keeps returning after cleaning, when a musty smell has no visible source, or when damp appears in more than one room. Cleaning or repainting treats the stain, not the moisture feeding it, so the mold comes back within months if the source is still there. A small, isolated patch above a shower that clears with cleaning and better ventilation usually does not need one. mold.pt's inspection costs €695 including VAT and covers moisture mapping, humidity readings, on-site species testing and a written cause report. The seven signs below show when the cause is worth measuring before you spend on repairs.

How Do You Know If You Need a Mold Inspection? #

Seven signs justify an inspection: recurring mold, an unexplained smell, daily condensation, wall damage, stains following rain or pipes, a property deal, or damp after a leak.

Each sign points to moisture you cannot see from the surface. If one or more applies to your home, the cause is worth measuring before you pay for repairs. Our guide on why mold keeps coming back in Portugal explains the recurrence pattern in more detail.

1
Sign 1

Mold returns after cleaning

If a cleaned patch is back within weeks or months, the moisture feeding it is still there. Bleach and repainting do not change that.

2
Sign 2

A musty smell with no visible source

Mold behind furniture, under flooring or inside a wall cavity can produce a smell long before it shows. Moisture readings find what the eye cannot.

3
Sign 3

Condensation on windows or walls most mornings

Condensation (humidade de condensação) that forms daily in winter points to high indoor relative humidity or cold surfaces such as a thermal bridge (ponte térmica). Readings above roughly 60% RH are a common condition for mold growth.

4
Sign 4

Peeling paint, bubbling plaster or salt deposits

Bubbling paint and white salt deposits (salitre) at the base of a wall suggest rising damp (humidade ascensional), common in older buildings without a damp-proof course.

5
Sign 5

Stains that grow after rain or follow a pipe

Stains that worsen after rainfall suggest penetrating damp (humidade de infiltração). Stains that follow pipe runs and ignore the weather suggest a leak.

6
Sign 6

You are buying, renting out or disputing a rental

A moisture inspection documents the cause before a purchase or lease decision. See our pre-purchase mold checklist.

7
Sign 7

Damp after a leak or during a renovation

Materials that stay wet after a leak can support growth. Checking before walls are closed avoids sealing a problem in. See mold during renovation.

When Can You Skip the Inspection and Clean It Yourself? #

A small, isolated patch with an obvious cause, such as shower steam, that clears with cleaning and better ventilation and does not return usually does not need an inspection.

The test is recurrence. If the patch is small, sits where the cause is plain, and stays away after you clean it and improve ventilation, the cause is probably handled. Our guide on removing mold from bathroom walls and ceilings covers the steps.

If it comes back, or you cannot say where the moisture comes from, the next step is a measurement, not a second round of cleaning.

When Should You Not Wait to Book? #

Book sooner when mold spans several rooms, returns after treatment or follows a leak, or when occupants are more affected by poor indoor air quality, as DGS guidance describes.

DGS guidance on indoor air quality (Qualidade do Ar Interior) links excess humidity and mould to aggravation of existing respiratory conditions and allergies, and names children and the elderly among the groups more affected. That is general guidance, not a diagnosis. For health questions, speak to your doctor. For the moisture side, an inspection gives you readings.

What Does an Inspection Show That You Cannot See Yourself? #

An inspection shows where moisture sits behind surfaces, which cause is feeding it, and what is growing, using moisture mapping, humidity readings and on-site species testing.

A visual check shows the stain. Moisture mapping shows the pattern around it, and the pattern points to the source: a tide line rising from the floor, damp on a cold north-facing wall, or readings that follow a pipe. Species testing happens on site and is included in the price.

Our guide on what a full diagnostic measures explains each measurement, and what happens during a moisture inspection covers the visit.

What Does an Inspection Cost and What Happens Next? #

mold.pt's inspection costs €695 including VAT, or €1,090 with optional air sampling, and the written report lists next steps in priority order before any repair is quoted.

The report names the likely cause and orders the next steps. Remediation, if needed, is quoted separately. The full breakdown is in our guide to mold inspection cost in Portugal. If a rental is involved, see who pays for a mold inspection.

Frequently Asked Questions #

Q Can I tell mold from a stain myself?
Sometimes, but colour and texture are not reliable. Moisture readings and on-site testing confirm it. Our visual guide to mold versus stains shows the common look-alikes.
Q Is a home mold test kit enough?
A kit can suggest spores are present. It does not show where the moisture comes from, which is what decides the repair.
Q Do I need an inspection if I am only renting?
If mold keeps returning or damp is spreading, a documented cause helps both tenant and landlord. See our guide on who pays for a mold inspection.
Q How soon can mold appear after a leak?
Growth can begin when materials stay wet for days, so drying quickly and fixing the source matters. An inspection confirms whether moisture is still present.
Q Does mold always mean there is a leak?
No. Condensation from high indoor humidity is more common than leaks in Portuguese homes, which is why the cause needs measuring.

Conclusion #

Mold that returns, a smell with no source, daily condensation, wall damage, spreading stains, a property transaction, or damp after a leak: any of these is a reason to measure the moisture before spending on repairs.

mold.pt maps the moisture, tests on site and reports the likely cause for €695 including VAT. Request an inspection and describe what you have seen.
